What Made Me Decide Property Investment Is the Best Wealth Creation Tool?


This is a question I have often encountered during my media interviews – what made decide to build my expertise and knowledge in property investment.

Even though I also invest in equities, I realize that I have resonated more with property investment.  I have bought into stocks that have gone down the drain but properties will always have base value.
From my prior investment experience, I came across those who invested their money on stocks, shares, bonds, savings accounts and various other alternative investment possibilities.
Still, I encountered them to lament on their impulsive decisions because there is always a risk losing a large part of the capital investment.
Property investment value, on the other hand, will never turn to zero value as opposed to investing in stocks per se.
While there are many ways of investing & growing personal wealth, I personally found that property investment is one of the best wealth creation tools.
It was reported by Boston Consulting Group (BCG) in its Global Wealth Report 2012 that 1 in 6 households in Singapore are millionaires.  It is believed that most of these households have accumulated their networth through property gains.
I owned a landed property that has increased more than S$1 million within 2 and half years of owning it.
All other properties that I have also invested in have also recorded good gains.  So you can say I’m one of those whom have benefited tremendously. I have also seen many other average people grow their net worth through property investment.
My cousin became a millionaire even though he is an employee. He got into one investment property that has given him more than S$1 million in gains within 4 years. He was sharing that this wealth is almost impossible to come by from working strictly as an employee.
An investment is the ability to achieve returns independent of market conditions and provides you the best financial security in virtually any economic environment.
In simpler terms, investing in properties in the form of rent enable you to reap steady income, reduction in taxes, and high chances of property value to escalate without any depreciation value due to Singapore’s scarce land and limited prime residential areas.
Though the prices of properties are becoming exorbitant, there is always a constant demand for properties.
However, one has to be aware of Singapore’s cooling measures as the government is trying to curb the housing bubble. Even though housing prices are at all time high, there are still pockets of opportunities for investors to make money.
Keep an open mind to overseas market too since there are vast opportunities in some countries that are not doing too well at this point.
Bargains are always available every day in the property sector. Getting familiar of the current property market and understanding all other asset classes like the commercial and industrial property sectors can aid you in generating vast profits.
As a multicultural and vibrant nation, Singapore houses over five million ethnic people. This can enable better promotion of foreign relations.
As a global hub of pharmaceuticals, shipping and tourism, Singapore is equipped with diverse economic sectors to weather any long-term, adverse economic downfalls.
Strong bilateral ties with China aid in boosting anticipated growth of national income thus it brings propagating impact on Singapore real estate values.
Singapore’s reputation of being one of the least corrupted nations in the world, good governance and liberal free trade establishments makes it attractive for a flourishing real estate industry.
Singapore’s property investment returns continue to rise despite global economic uncertainties.
Investment sales surpassed from S$28.8bn in 2010 to S$30.8bn in 2011 and these figures are set to surge in the years 2012 and 2013.
The up-side of investing in real estates are that investors can earn both passive income and capital gains.
Also, prices over long term tends to increase due to natural inflation such as the rising cost of land, building materials, energy, manpower cost and commodities etc.
Furthermore, properties are evergreen investments. The main point is there is limited downside risk once you know what you are buying into and the potential of up-side risks are just a matter of time.
Currently, Singapore’s demand for housing in non-prime locations is still strong and  together resale home prices continue to climb according to a private sector property report.
More investors are also putting their funds into commercial and industrial properties thereby driving the prices higher and higher as well.
In conclusion, baring some downturn in the property cycle, property investment in Singapore continue to be viable if investors have a longer term outlook.
As long as one is not over leverage, I believe it is possible for investors to continue to see gains in longer term.
Singapore as a rare AAA rated country will continue to attract huge flushes of private and institutional funds that are looking for safe haven to invest it.
We should feel very grateful that our government has done a great job to make Singapore an investment haven!

September 8th and 9th SMART EXPO Talk (2012)

During the September 8th and 9th SMART EXPO talk there was a pleasant exchange of conversation among us.

During our exchanges, I said that although a handful of investment potentialities still exist for investors in the Singapore market, the downside of investing is increasing now more than in the past which is the result of the upsurge in prices in spite of the measures employed to slow it down. I am especially worried about many people’s confidence in the Singapore market making them say that “it will only go and never come down (“wu ki bo lok”) “ which is not quite right taking into consideration the experience of those who have weathered a number of cycles of property investments. We are all dependent on the economic trend around the world. We are not an exception to the erratic economic trend. What’s more is that in Europe, the US, Japan and China, their economic records are not pleasant. Although there are some measures being applied to solve this economic problem but will these measures last is unknown.

Those who have weathered a number of cycles of property investments are aware of the possibility of going bankrupt too. As measures of cooling off the prices are being employed in the residential sector, more and more investors are switching to industrial and commercial sectors, thus resulting in the upsurge of prices. When you notice this market trend of switching investments from residential to industrial and commercial sector, then, that is normally understood that the ever increasing rise in prices in virtually all areas is at its final stage.

There is another opportunity however and that is, owning properties overseas. If you explore on this sector you should educate yourself and acquire all the information needed about the market overseas before investing in it to avoid being deceived by false marketeers. You should observe careful investing if you are planning on investing overseas. It is basically necessary for you to know carefully the record of the developers. One should find out carefully if the developers have had honest good deals without any legal charges filed against them. We have even found out that still many Singaporeans are not very careful when it comes to investing overseas because without knowing it, they choose some developers who even have several criminal and civil suits against them. This is quite discouraging! Dealing business with such developers should be avoided whether the deal might appear good. That is what led me to establishing an “investor network” through the program we made which is called “ Property Riches Program.” The purpose of this program is to do research regarding deals and do careful checking before giving a talk.

So, as an investor, you might ask what should be done. You should always be on the lookout against bad deals though they might appear good at first.

Do not close you doors to investing in properties overseas and you should always be careful in doing so. I have actually found very promising deals with very good potential gains of which I will tackle on my blog as soon as I can.

Therefore, keep in mind that the cycles of property investments and the prices of properties do not just stay the same though this may have been true for the Singapore market since the year 2009. Explore investment opportunities that can also provide very good potential gains outside Singapore. Be very careful with your every investment deal and especially learn more about the basis of financing, tax and legal structures before trying to invest. Happy investing!

FAQs About Property Riches Program

How are you helping the average investors through your program?

Firstly, we educate attendees on the many ways of creating wealth through properties starting with little or no money down in some cases. We will share the various sectors and different types of properties that are available for investments, the pros and cons of each property type and also how to avoid costly mistakes along the way. It is crucial for the investors to be aligned with us in terms of investment mindset and skill sets so that we can create a collaborative environment. We then support our investors by sourcing, evaluating and structuring deals after conducting our due diligence. We have so far helped many investors get into profitable property deals in Singapore and in many other countries around the world.
     
Is there any guarantee that you offer to the investors?

We will not give any form of guarantee as all forms of investments do involve some form of risk. However, what we do is to conduct due diligence checks on the developments, the developers, project feasibility before opening the deals to our network.
     
If I am a small timer, how much must I have in order to invest?

We have deals meant for small-time investors and also for serious investors with millions to invest. Our smallest investment starts from around S$10,000 and these are structured legally in compliance to MAS ruling.
     
Are you licensed to share property deals?

We are primarily investors and not property agents. However, we have a real estate agency license under REMAX which allows us to negotiate directly with developers for bulk discounts and sharing these deals with our investor group. We are operating a real estate agency just to be in compliant with Council for Estate Agencies (CEA). However, please note that we are not property agents trying sell 'market-priced' products to buyers. Our focus is to find under-valued deals for you and the reason why we have been the most successful in the industry is that we act in the best interest of the investors.

If I do not know much about properties, can I join the program?

You do not need to have prior property investment experience to join us. You can learn from scratch like many of our past attendees did.
     
How will I be supported after the program?

The real action starts after the program where we will be organizing opportunity sharings and networking sessions for our members to assess the deals we have sourced out and evaluated. Through each of these deals, you will gain greater insights.
     
What are my privileges as a Member of Property Riches Program graduate group?

Members can get preferential property discounts as compared to what the public investors can get on most deals that we source. This is due to our negotiation for bulk discounts which will be passed to our investors network.
